Arrowhead Rental Agency offers two types of management services.

FULL-SERVICE MANAGEMENT:

  • MARKET YOUR HOME: We will market your home with high-quality photos to our website, Realtor.com, Craigslist, and the California Regional MLS.
  • SHOW YOUR HOME: For the safety and security of your property, we take the time to personally show your home, rather than handing out keys and a map.
  • CREDIT & BACKGROUND CHECK: Upon finding a prospective tenant, we will process the application for credit history, employment verification and prior evictions or convictions.
  • CONTRACTS & DOCUMENTS: We prepare all documentation for you and your tenant using the most current California forms.
  • ACCOUNTING: Our accounting department will collect rent and send your proceeds to you. We also calculate and collect late and NSF fees as well as manage and disperse security deposit funds.
  • ARRANGE FOR REPAIRS: We will arrange for all repairs with trusted vendors.
  • COMPLETE MOVE-IN/MOVE-OUT INSPECTIONS: Our staff will personally perform the move-in and move-out inspections. Pictures and video will be taken to document the condition of your home.
  • MANAGEMENT & SERVICE FEES: The fee for our full-service management of your property is 12% of the gross rent in the first year, 11% in year two, and 10% in subsequent years, with each tenant. The minimum full-service management fee is $95.00 per month. Additionally, service fee to hire repair/maintenance work to be performed with owner approval equal to 10% of repair invoice or $45.00 whichever is greater. You get a lot of service for a little money!

TENANT REFERRAL SERVICE:

  • REFERRAL FEES: For procuring a tenant with a 12-month lease, our fee is equal to one month’s rent. For each subsequent lease extension, our fee is 50% of renewed rent amount.

The rental property (house and yard) is to be clean and in good condition prior to marketing the home.  If not considered clean enough for an incoming tenant, we can arrange a professional cleaning for you. This initial cleaning is the financial responsibility of the Landlord/Owner. Pine needles, leaves and dead weeds must also be cleared from yard prior to renting.
